Documents to gather before you list
- Form B information certificate. It shows your strata fees, any money owing, approved special levies and the contingency reserve fund, with the rules, budget and latest depreciation report attached. The strata can charge up to $35 plus $0.25 a page and must provide it within 7 days.
- Strata minutes from the last two years. Buyers read these for leaks, lawsuits and upcoming projects.
- Bylaws and rules, including pets and short-term rentals.
- Depreciation report. Since July 1, 2024, stratas with five or more lots must get one every five years, with no option to skip it.
- Financial statements and the current budget.
- Form F certificate of payment. It's needed at completion to show your fees are paid. It costs up to $15 and is valid for 60 days.
Special levies: who pays?
By default, the seller pays special levy instalments due before the completion date, and the buyer pays those due on or after it. You and the buyer can agree otherwise in the contract. If a big levy has been approved or is on the horizon, disclose it and plan for it in your pricing.
Rules that affect your buyers
- Rental restrictions in stratas were banned in BC in November 2022, so investors can buy nearly any unit. Short-term rental bylaws are still allowed.
- Age restrictions: only 55+ restrictions are allowed.
- Pets: pet bylaws still apply, and they matter to many buyers.
